Russ Krivor
Principal and CEO
Mr. Krivor developed an interest in real estate at a young age. He spent his teenage summers working at his uncle’s high-rise and commercial construction sites in Chicago. While studying Economics at Northwestern University, he observed an incredible demand for affordable single-family homes in south Florida. Eager to take advantage of the market opportunity, Mr. Krivor took a leave from college at 19 and founded his first homebuilding company in 2004. The firm initially set out to build 5-10 homes annually. By the end of 2006, the Company had built and sold over 200 homes. Recognizing the trend away from home ownership in 2008, Mr. Krivor sought to transform the firm into a powerhouse for multifamily development-with a strong focus on upscale suburbs with difficult zoning laws. He approached a family friend for equity and invested a great deal of his own money and in 2010, Dolce Living Mansfield, Mr. Krivor’s first rental community, opened its doors.
Since then, under his various brand names, Mr. Krivor has led the development of approximately 5,000 apartments across five markets in the United States. Mr. Krivor formed the Sovereign Properties brand in 2017. Today the firm manages over $250 million in committed capital to construct and acquire multifamily developments throughout the American southeast.
Katie Clarke
Chief Investment Officer
Katie Clarke is the Chief Investment Officer of Sovereign Properties where she is responsible for all aspects of Sovereign’s capital raising activities. Katie manages the firm’s relationships with new and existing debt and equity partners and supports the investment team in identifying, underwriting, and closing new investments. In addition, Katie is responsible for implementing Sovereign’s Investor and Public Relations strategy, including drafting quarterly newsletters, monthly construction reports, and responding to other ad hoc investor inquiries.
Prior to joining Sovereign Properties, Katie spent 6 years in an investor relations role at Buckingham Capital Management, a Manhattan-based hedge fund with approximately $700 million in assets under management. Katie holds a Master’s degree in Business Administration from Fordham University’s Gabelli School of Business and a Bachelor’s degree in Accounting from the University of Delaware.
Ryan Lang
Chief Operating Officer
Ryan Lang is the Chief Operating Officer of Sovereign Properties where he is responsible for all aspects of the development process including land acquisition, planning and design, securing entitlement approvals and building permits, budgeting, underwriting, construction reporting, project close-out and leasing support. Ryan oversees and works closely with the architect, engineers, general contractor, consultants, brokers, and property management team to ensure projects are executed on schedule and within budget.
Prior to joining Sovereign, Ryan spent 8 years in a similar position for Gulfshore Development LLC in Naples, FL, where he provided leadership and management oversight for the development of a new luxury waterfront condominium project called Naples Casamore. After completion and sellout, with Ryan’s guidance, his development team created a trend defining residence in the ultra affluent Port Royal neighborhood that eclipsed all previous records for spec home sales. Ryan holds his Bachelor’s degree from Georgetown University.
Vladimir Koldayev
Chief Financial Officer
Vladimir Koldayev is the Chief Financial Officer of Sovereign Properties where he oversees all financial reporting aspects of the company and its investments, including accounting, treasury, tax filings and audits. Vlad supports the Sovereign team on any key financial matters, as well as reporting to investors or lenders. Prior to joining Sovereign Properties, Vlad spent 10 years in several accounting roles in J.P. Morgan Asset Management’s real estate group and 5 years as an auditor in Ernst Young’s real estate group. Vlad graduated with a Bachelor’s degree in Accounting from the NYU Stern School of Business and is a licensed CPA.
Albert Sardar, Esq.
General Counsel
Albert Sardar is the General Counsel of Sovereign Properties where he is responsible for all legal matters concerning the firm and its principle, on a broad range of national real estate transactions, ranging from corporate formation and governance, joint ventures, mortgage, mezzanine and construction financing, debt restructurings, acquisitions and dispositions of commercial, residential and mixed-use projects, to construction and leasing.
Prior to joining Sovereign, Mr. Sardar was a partner at Silverman & Sardar LLP where he developed widespread experience in the area real estate transactions, specifically with regards to the acquisition, sale and leasing of retail and mixed-use properties, lease restructurings, condominium developments (retail and mixed-use), and counseling clients on lease issues (such as exclusives, radius restrictions, assignment/subletting and “going dark”) in anticipation of and during a lease dispute. Additionally, Mr. Sardar has experience negotiating complex shopping center leases and appearing before various state courts in New York.Over the years, Mr. Sardar has developed a working relationship with many of the major shopping center developers in the United States.
Mr. Sardar earned his Juris Doctorate from the Benjamin N. Cardozo School of Law and is admitted to practice law in the states of New York and New Jersey.
Amlita Singh
Director of Accounting
Amlita Singh is Director of Accounting at Sovereign Properties where she is responsible for all accounting and financial reporting activities for the company’s operating companies and development projects, as well as all cash management activities for the firm. Amlita also supports the firm’s general counsel to ensure compliance with financial reporting and regulatory requirements.
Prior to joining Sovereign Properties, Amlita spent 18 years in the accounting profession with the past 7 years at Related Companies. Amlita holds a Bachelor’s degree in Accounting from York College.
Najib Boudhim
Vice President of Accounting
Najib Boudhim is Vice President of Accounting where he is responsible for directing all aspects of accounting operations, overseeing all transactions related to accounting records, payables and financial reporting. He is involved in developing and maintaining all necessary accounting policies and systems.
Prior to joining Sovereign Properties, Najib Spent 6 years in a Senior Property Accounting role at BRP Companies a New York City based Developer, Owner & Manager with an active portfolio of over $3.7B in completed and current transactions. Najib holds a Master of Science degree in Accounting & information Systems from Queens College, City University of New York.
Matt Williamson
Vice President of Development
Matt Williamson is Vice President of Development at Sovereign Properties where he is responsible for all aspects of the development process including land acquisition, planning and design, securing entitlement approvals and building permits, budgeting, underwriting, construction reporting, project close-out, and leasing support. In addition, Matt is responsible for providing development direction and oversight for both Sovereign’s acquisition of new properties and its existing portfolio.
Prior to joining Sovereign, Matt spent 7 years in a development position for WeWork, where he provided leadership and management for the development of properties for WeLive, WeWork’s venture into shared living. After the completion of WeLive’s first two locations in New York and Arlington, VA, Matt oversaw WeLive ground-up projects in Seattle and Austin, as well as evaluated numerous development opportunities nationwide. Matt holds a Bachelor’s degree in Architecture from Syracuse University, and is a licensed architect in the State of New York.
Brandon Irick
Development Associate
Brandon Irick is a Development Associate at Sovereign Properties where he provides support for all aspects of the development process including land acquisition, planning and design, securing entitlement approvals and building permits, budgeting, underwriting, construction reporting, project close-out, and leasing support. In addition, Brandon is responsible for sourcing and underwriting new development and/or acquisition opportunities.
Prior to joining Sovereign Properties, Brandon spent four years as a Development Associate at Austin, Texas based developer, River City Capital Partners. During his time at RCCP, Brandon served on a team of three that built a $150M ground-up multifamily development pipeline Central Texas. Brandon holds a Bachelor’s degree in Finance from the University of Georgia.
Dean Goodboe
Director of Acquisitions and Asset Management
Dean Goodboe is the Director of Acquisitions and Asset Management at Sovereign Properties. He is responsible for identifying, underwriting, and negotiating new acquisition opportunities while leading the closing process along with our legal department. In addition, Dean is responsible for overseeing and actively managing Sovereign Properties’ portfolio of all assets under management.
Prior to joining Sovereign Properties, Dean spent 10 years working in commercial real estate finance. He held production positions at Goldman Sachs and Bank of the Ozarks where he personally originated approximately $3 billion in commercial real estate loans. In addition, Dean served as Vice President at Hall Structured Finance where he managed a $1 billion debt portfolio. Dean holds a Bachelor of Arts degree and a M.B.A. from Southern Methodist University.
