Risk Mitigation
  • We work with third-party, quality general contractors with a well-established presence in our markets and sound financials.
    • We obtain Guaranteed Maximum Price (“GMP”) contracts from qualified, well-established general contractors.
    • Many developers self-perform GC work in order to to maximize fees, creating a conflict of interest. Instead, Sovereign hires an independent general contractor and employs an owner’s representative for each construction project to hold the contractor accountable.
  • We require all of our general contractors to procure a payment bond and a performance bond to safeguard the contractor, the project, and our investors.
    • A payment bond is a guarantee that the contractor will pay all laborers, material suppliers, and contractors per contractual obligations.
    • A performance bond is a surety bond that is issued by a bank or major insurance company to guarantee satisfactory completion of a project by a contractor. It protects the owner in case the contractor fails to complete the contractual obligations. If the obligations are not met, the surety company will step in and pay the claim.
  • We carry the most comprehensive insurance packages in order to protect our investors, including General Liability and Builders Risk insurance.
